What MA Law Allows for DIY
Per 248 CMR (plumbing) + 527 CMR (electrical) + 780 CMR (building):
DIY-Permissible (No Permit Required)
- Cosmetic refresh in same footprint: paint, wallpaper, tile-on-tile (existing prepared surface), beadboard install
- Like-for-like fixture replacement (toilet, faucet, light fixture in existing location)
- Vanity replacement (in same plumbing location)
NOT DIY-Permissible (Permit + Licensed Required)
- Plumbing fixture relocation (toilet, sink, shower)
- New plumbing fixtures
- Any electrical: new circuits, GFCI/AFCI changes, lighting additions
- Heated floor wiring
- Structural changes (wall removal)
- Window or skylight changes
