Should I Hire a Contractor or DIY My MA Bathroom Remodel?

Hire a licensed Massachusetts contractor for any bathroom project requiring permits (plumbing relocation, electrical changes, structural work). DIY is only viable for true cosmetic refresh in the same footprint with no plumbing or electrical changes — and even then, MA insurance + resale considerations favor licensed contractor work for documentation.

What MA Law Allows for DIY

Per 248 CMR (plumbing) + 527 CMR (electrical) + 780 CMR (building):

DIY-Permissible (No Permit Required)

  • Cosmetic refresh in same footprint: paint, wallpaper, tile-on-tile (existing prepared surface), beadboard install
  • Like-for-like fixture replacement (toilet, faucet, light fixture in existing location)
  • Vanity replacement (in same plumbing location)

NOT DIY-Permissible (Permit + Licensed Required)

  • Plumbing fixture relocation (toilet, sink, shower)
  • New plumbing fixtures
  • Any electrical: new circuits, GFCI/AFCI changes, lighting additions
  • Heated floor wiring
  • Structural changes (wall removal)
  • Window or skylight changes

Frequently Asked Questions

Can I do my own tile work?

Yes — tile installation itself doesn't require a permit. BUT: removing old tile may expose plumbing or electrical that does. Pro Build sees many DIY tile projects derail when 'simple' tile work uncovers needed plumbing/electrical updates.

What about owner-builder permits?
